Space for everyone
The villa is arranged over three levels. On the first floor, the open-plan kitchen and living room have a large picture window overlooking the valley, Moraira and the sea. There’s comfortable seating, satellite TV and a wood-burning stove for cooler evenings.
The main kitchen includes an induction hob, 2 under counter fridges, dishwasher, microwave, coffee machine and food processor.
On the ground floor, there are four bedrooms: a king-size bedroom with an en-suite shower room and three bedrooms that can be arranged as twins or super kings. There are also two further bathrooms, one with a bath and one with a shower.
A separate apartment for extra space
The lower-ground-floor apartment has its own living room, TV and kitchenette with a fridge, microwave, toaster and coffee machine. Its two bedrooms — one king and one smaller twin or double — share a shower room. This gives family and friends a little more space while staying together.
Days by the pool, meals outside
The private pool has a shallow end and a separate shallow area for younger children. Around it are 12 cushioned sun loungers, with pool towels provided and a shower and toilet nearby.
The summer kitchen has a gas BBQ, wood-fired pizza oven, dishwasher and American-style fridge freezer, making it easy to prepare meals outside. There’s also an outdoor TV.
Choose a seat on the shaded terrace, stretch out in the chill-out area or head to the roof terrace for views over the vineyards, Moraira and the sea.
Pool heating: Available for €150–€240 per week, depending on the season. During cold winter weather, the water may still be too cool for comfortable swimming.
A little friendly competition
The outdoor games room has a full-size pool table, table football, darts, giant Connect 4 and Jenga. There’s also a full-size table tennis table, plus floating goals and pool toys for games in the water.
Ready for your arrival
All bedding, bath & hand towels, and pool/beach towels are provided. Your welcome pack includes bread, milk, water, orange juice, eggs, ham and cheese, plus a bottle of white and a bottle of red wine and you’ll find basic pantry supplies in the kitchen.
Supermarkets are nearby, and Moraira’s Friday market is within walking distance for fresh fruit, vegetables and other holiday supplies.
Security cameras
The villa has two security cameras: one inside the kitchen facing the door and one on the games room roof facing the driveway. Both operate only when the villa alarms are switched on. They provide a live view and do not store recordings.
We have a 7 day minimum stay policy and in peak seasons we can only take Saturday to Saturday bookings.

Policies
Cancellation policy
100% refund of amount paid if you cancel at least 60 days before check-in.
Cancellations that are made between 2 months and 1 month of the arrival date will forfeit 15% of the rental.
Cancellations that are made less than 1 month of the arrival date will forfeit 80% of the rental.
Damage and incidentals
Guests are responsible for any damage to the rental property that is caused by you or your party during your stay.

Late check in: 21:00 - midnight is €35, after midnight it is €50, payable locally.

- Minimum age to rent: 25

Aircon usage monitored: excessive use will incur extra charges.
Rubbish disposal: Please dispose of all rubbish before departure. A €50 charge will be deducted from your security deposit if rubbish is left at the property.

How far is the villa from Moraira town?
The villa is around a 15-minute flat walk into Moraira town, the beach, supermarkets, bars and restaurants.
Do we need a car?
A car is not essential. Everything is within walking distance, although many guests choose to hire a car to explore the area.
Is the pool heated?
Yes, the pool can be heated throughout the year for an additional weekly cost. In summer, it is usually warm enough without heating.
What are the check-in and check-out times?
Check-in is from 16:00 and check-out is by 10:00.
Do you allow pets?
Yes, we allow up to two well-behaved pets. Please let us know in advance when booking.

We had a fantastic stay here in February
as a family of six with our adult children, and it suited our needs perfectly. The property was quiet and peaceful, making it a great place to relax while still being in a very convenient location. It’s only about 15 minutes from Moraira, which is a great town with plenty to see, great cafes and restaurants, and a lovely atmosphere.
The pool area was excellent – very well maintained and pleasantly warm thanks to the heating, which meant we could still enjoy it even in February. It was definitely one of the highlights of the property.
We also really loved the outdoor kitchen and BBQ area. The outdoor seating space was fantastic and we made great use of it, sitting out together every evening to eat, chat, and enjoy the warm evenings, we were very lucky with the weather.
The kitchen inside was well equipped and had everything we needed for preparing meals during our stay, which made it ideal for a larger family group like ours. Overall, we had a wonderful time and would happily recommend this property to others looking for a comfortable, quiet, and well-located place to stay. Thanks so much for a wonderful stay.
A fabulous house in a perfect location.
Modern, comfortable, spacious, clean & warm. Good beds, well equipped kitchen, open views of Moraira & out to sea, super outdoor areas with mixed games section, plenty of space for large groups & easy 10-15min walk to town/beach. We loved it & will book again…a 10/10 from us!
